The integration challenge: ensuring technical harmony
In high-specification environments, fit-out is far more than an interior finish; it is a complex exercise in systems integration and safety governance. The challenge lies in flawlessly installing architectural finishes while simultaneously integrating complex process utilities.
Crucially, this phase must address fire strategy development, ensuring that specialist cleanroom partitions and MEP penetrations do not compromise fire compartments. Furthermore, with rising operational costs, the fit-out must move beyond basic functionality to incorporate energy-efficient solutions that reduce the long-term carbon footprint of power-intensive R&D and manufacturing processes.
Operational readiness through technical expertise and sustainable expertise
We install mechanical, electrical, process, and automation systems with precision. Every component is integrated, tested, and documented to ensure seamless operation and regulatory compliance. Our role is to transform your shell into a high-performance environment that is not only aesthetically complete but also fully validated, fire-compliant, and optimised for energy efficiency from day one.
By choosing Equans Sci-Tech, you benefit from a single point of accountability that eliminates "compliance gaps" between your fire strategy and the physical installation. We deliver your environment audit-ready and engineered for peak performance, giving you the technical certainty and long-term commercial value you require to succeed.
We execute the fit-out and installation phase with rigorous attention to systems integration, ensuring every facility meets its final classification and production requirements.
- Architectural finishes & contamination controlWe install flush, non-shedding surfaces, coved flooring, and airtight doors designed to maintain strict pressure regimes. Every detail, from wall panel joints to HEPA filter housings, is executed to exacting standards.
- Fire strategy & statutory complianceDevelopment and execution of comprehensive fire strategies tailored to complex lab environments. This includes the installation of certified fire-stopping for technical penetrations and integrated suppression systems that meet all UK Building Regulations and insurance requirements.
- Energy-efficient MEP & process solutionsIntegration of cost-saving technologies such as Variable Air Volume (VAV) systems, high-efficiency heat recovery, and intelligent LED lighting controls. We ensure your technical fit-out reduces operational expenditure without compromising environmental stability.
- Testing, commissioning & validation supportWe execute rigorous testing protocols, including airflow visualisation, particle counts, and pressure verification, to ensure the facility is ready for DQ, IQ, OQ, and PQ phases and a confident handover.

Standard fit-outs focus on aesthetics and office functionality. A mission-critical fit-out is a technical engineering exercise where every finish must be non-shedding, flush, and airtight to support environmental control. We ensure the fit-out meets precise ISO 14644 and GMP standards for contamination control.
We meticulously plan the installation of architectural finishes and HVAC components to maintain the required pressure cascades and air change rates. By integrating flush detailing and coved interfaces, we eliminate areas where contaminants can collect, ensuring the environment meets its specific cleanroom class.
Yes. We coordinate with specialist equipment vendors to manage the installation and hook-up of technical systems, such as autoclaves, filling lines, or fume cupboards. We ensure these are integrated seamlessly with the facility's utilities and architectural layout.
Validation is at the heart of our fit-out process. We provide the documentation, traceability, and "as-built" accuracy required for IQ (Installation Qualification) and OQ (Operational Qualification). Our teams perform the initial testing, such as filter integrity and airflow balancing, to ensure a smooth transition to your final PQ (Performance Qualification).
We focus on high-impact areas like HVAC, which often accounts for 60-70% of lab energy use. By installing smart controls and high-efficiency filtration, we help clients significantly reduce their OPEX and carbon footprint while maintaining strict ISO classifications.
